Spring Lake Villas

The problem

Spring Lake Villas, a villa community in Tamarac, Florida, had no website. In 2024 Florida passed House Bill 1203, which required associations of its size to give owners online access to the association's official records by January 1, 2025, or risk fines.

I started in October 2024, with three months to get the association there.

What I built

First, a public website with a members-only area for the association's records, built in Wix Studio and organized the way owners look for things: insurance, budgets, governing documents, meeting minutes, and vendor contracts. It was live before the deadline.

In September 2026 we redesigned it as a custom Wix Headless site: an Astro front end, with Wix handling member accounts, content, and file storage. Residents apply for an account and the board approves each one. Documents open in a viewer that stamps every page with the reader's email, and every view is logged. The board runs the portal from its own admin panel: approving residents, posting documents and announcements, with no developer needed.

The demo

The portal is private, so the demo linked here rebuilds it with the same design and features. The community's public details are real; every resident, document, and announcement behind the login is invented.
